How to split rent fairly

The fairest rent split reflects what each roommate actually gets. A larger bedroom, a private bathroom, or extra closet space all add real value — and a good split by room size accounts for that.

1. Start with square footage

Measure each private bedroom. Weight each roommate's share by the square footage of their room. Shared spaces — living room, kitchen, hallways — are already covered because the total rent stays constant.

2. Add small bumps for private amenities

A private bathroom is worth roughly an 8% bump on that room's share. Balconies and oversized closets add smaller premiums. This calculator applies those bumps automatically when you toggle each amenity.

3. Round to friendly numbers

Round each share to the nearest $5 or $10 so rent is easy to remember and easy to send. Small rounding differences even out over the lease.

4. Automate the monthly split

Should roommates split rent evenly or by room?
Even splits work when rooms are similar. When rooms differ in size, bathroom access, or storage, a weighted split by square footage and amenities is fairer — and prevents resentment later in the lease.
How much extra is a private bathroom worth?
A common rule of thumb is a 5–10% premium on that roommate's share. This calculator uses 8% by default — enough to matter without dominating the split.
Can I include utilities in the calculator?
The calculator focuses on rent. In Pivonu, add utilities as separate recurring expenses and split them evenly (or by usage) so each cost stays transparent.
